Istria is small, but a villa in Medulin and a villa near Motovun feel completely different. The choice of region is often more important than the choice of the villa itself, so it is worth thinking about.

What "close to the sea" really means

Istrian villas mostly stand in villages and among olive groves, not on the shoreline. Some villas are less than two kilometres from the sea, many less than five, and the rest further. So it helps to look at the real figures by region, not just the name of the place.

The regions in numbers

Distance to the sea in our offer, from the nearest to the furthest villa in the region:

  • Medulin: from 40 m to 2.4 km. Closest to the sea, with beaches often within reach.
  • Pula: from 650 m to 9.7 km.
  • Rovinj: from 1.8 to 9.3 km.
  • Umag - Novigrad: from 1.7 to 4.6 km.
  • Vodnjan - Fažana: from 200 m to 11.5 km, the widest choice.
  • Marčana - Barban: from 870 m to 10.7 km.
  • Poreč: from 7.6 to 10.2 km, in the hinterland around Višnjan.
  • Motovun: from 14.6 to 16.4 km, in the heart of the countryside.
  • Central Istria: from 8.2 to 17.3 km.
  • Krk: 1.4 km.

You can see the regions overlap: within the same region there are villas almost on the sea and others kilometres away, so it is always worth checking the individual villa.

The coast: who it suits

A villa on the coast or close to it suits those for whom the sea is the daily goal: families with children, groups who want to walk or cycle to the beach, and guests who do not want to drive much. Being close to the sea also means more life around you: restaurants, beaches and events. The price is that it is busier and livelier in summer. Take a look at villas in Medulin, Pula, Rovinj or Vodnjan and Fažana.

The countryside: who it suits

A villa inland is for those who want peace, stone houses, vineyards and olive groves, and truffles, wine and home cooking. From here the Istrian hill towns are still close at hand, and the sea is, depending on the villa, around fifteen kilometres away. You get larger gardens and more privacy, and evenings are often cooler than on the coast. Take a look at Motovun and its surroundings, or the hinterland of Poreč around Višnjan.

The middle ground

Many villas lie between these two worlds: in Marčana and Barban or around Vodnjan, a few kilometres from the sea but in a quiet village. If you cannot decide, this is often the best compromise: beach in the morning, pool in the afternoon, silence in the evening.

  • You almost always need a car in Istria, whichever region you choose
  • The distance to the airport, shop and restaurants is listed on each villa page
  • If the sea is on the schedule every day, choose a villa under three kilometres away
  • If privacy and peace matter most, choose the countryside or a village

How to decide

Ask yourself what matters more: walking down to the beach, or hearing only the crickets in the evening. If the answer is both, look at the middle zone. Once you have decided, open the villa list and filter by region. And if you would like advice, get in touch.
